On average, a clay tile roof will last 75 to 100 years when installed correctly and properly maintained. This is not to say that there won’t be tiles that crack or chip due to weather or from being walked on, but an entire clay tile roof does not often need to be replaced.

A general rule of thumb is that if less than 20 percent of shingles need to be replaced, we will recommend repairing the roof. If damaged tiles are found across the majority of the roof and there is extensive damage to the roof deck, we may recommend a total replacement.

Clay tiles and slate shingles are more durable than any other roof covering, but they may crack due to:

  • Large hail stones (usually at least 2” in diameter)
  • Midwest freeze thaw cycle
  • Fallen limbs during storms
  • Walking on the roof

Insurance policies vary, so it’s hard to give a direct answer. Most homeowners’ policies do cover any damage to their slate or tile roof to include any damage to the copper gutters/flashings.
